  • Exclusive use — of the 84-acre property
  • 300 indoor cross-back chairs — and 300 outdoor ceremony chairs
  • Tables — twelve 8-ft, six 6-ft, and two 4-ft banquet tables; thirty-four 60-inch rounds; a 48-inch cake table; five pub tables
  • Linens, runners, and napkins — in your colors, set before you arrive
  • Setup and teardown — of ceremony and reception
  • Bridal suite and groom's lounge — on the barn's second level
  • Bars — one movable and one stationary
  • Outdoors — covered patio, arbor draping, pond fountain, and room for yard games and a sparkler exit
  • Warming kitchen, golf cart, parking — including handicap parking next to the venue
  • Climate-controlled barn — indoor ceremony backup

Common add-ons

  • Lakeside Manor — optional. Sleeps 20 on the property, $1,600/night — book one night or several.
  • Day-of coordinator — required, but it doesn't have to be ours — just someone experienced. Our in-house coordinator is $650 and includes the rehearsal.

Also booked separately

  • Bar packages — 3-way liquor license. All alcohol through Abram, including suite-day drinks. No BYO. Dollars after inquiry
  • Catering, DJ, florist, photo — open vendor policy

How you hold a date

A 25% nonrefundable retainer and a signed agreement. Interest-free payment plans are available, or pay your total in full upfront for 5% off. Access starts 7–9 AM depending on package. Music and guest departure by 11 PM unless you book an extra hour.
